Sustainability Is Not Enough. Nigerian Buildings Also Need to Be Resilient.

The green building conversation in Nigeria has made real progress; More developers are asking about energy efficiency, EDGE certification is gaining traction, and solar integration is becoming standard rather than premium.

That progress matters, but it is not the whole conversation.

A building can be sustainable without being resilient, and in Nigeria’s climate reality,  flooding, extreme heat, grid instability, water supply disruptions, a building that is not resilient will fail its occupants regardless of how efficiently it uses energy.

Engr. Onyekachi Darlington made this distinction clearly at a recent climate and real estate session attended by Green Realty Africa. Sustainability and resilience, he argued, are related but not identical goals. Both are necessary and neither alone is sufficient.

What Sustainability Gets Right

Sustainable buildings use less; Less energy, less water, less material. They reduce the carbon footprint of the built environment, lower operating costs, and improve long-term value.

EDGE certification, requiring at least 20 percent savings in energy, water, and embodied energy in materials, gives developers a structured framework for achieving these outcomes. It is a genuinely useful tool.

But efficiency is about performance under normal conditions. Resilience is about performance when normal conditions break down.

What Resilience Adds

Natural ventilation and daylight reduce energy demand. They also reduce dependence on mechanical systems that fail when power is cut. Trees and shading lower urban heat island effects, they also reduce cooling loads during extreme heat events, rainwater harvesting reduces water consumption, it also provides backup supply when municipal water fails.

Insulation reduces heating and cooling demand while backup power systems keep critical functions running during outages. Drainage are designed for extreme rainfall not just average rainfall to prevents flooding damage. Protection for generators, pumps, and electrical panels reduces recovery time after disruption.

Darlington also pointed to emerging tools that are changing how resilience can be built in and monitored. GIS and satellite monitoring allow site-level climate risk assessment before design begins. IoT sensors track building performance in real time. Digital twins model how a building will respond to different climate scenarios. AI-assisted climate risk mapping is beginning to give developers location-specific data that was previously unavailable.

These tools are not yet standard in Nigerian practice, but they represent where serious climate-responsive development is heading.

The Certification Trap

One risk worth naming directly. Certification can become the goal rather than the outcome.

A building achieving EDGE certification with no drainage plan capable of handling Lagos rainfall has not solved its resilience problem. A building with solar panels and no battery storage has not solved its power resilience problem. A building with excellent energy ratings but no natural ventilation strategy has not solved its heat resilience problem.

Darlington’s point was precise: certification should support good performance, not substitute for thinking seriously about what a building actually needs to keep functioning in the climate it inhabits.

Conclusion

The strongest buildings are not simply efficient buildings, they are buildings that use resources responsibly while remaining capable of functioning through disruption. Nigeria’s climate is producing more disruption, not less. The development community needs to build for both goals simultaneously.

Sustainable and resilient are not competing ideas, they are the same idea, fully expressed.
